Ünal Kablo Villa — Single-Move Bioclimatic Pergola and Zip Screen

Ünal Kablo Villa Project: A Complete Outdoor Transformation Across Three Villas

Carried out at three separate villas belonging to Ünal Kablo in Çavuşbaşı (Beykoz, Istanbul), this project is one of the most comprehensive residential applications GlobalTente completed in the 2025-2026 period. The terrace and garden areas of three villas were transformed into modern, four-season-livable outdoor spaces with single-move bioclimatic pergola systems and zip screen systems integrated later. The project was managed turnkey; the bioclimatic pergola installation was completed in 3 weeks, after which the requested zip screen systems were finished in just 1 week. The result was an aesthetic and functional living-space extension matching the villas' architectural language exactly.

In luxury villas, outdoor areas are a natural extension of the living space; but in the Istanbul climate, rain, wind and summer sun make these areas hard to use for much of the year. Ünal Kablo's request was clear: to transform the terraces of all three villas into flexible areas that are sheltered on rainy days, shaded on sunny days and open to the sky when wanted. The solution chosen was therefore a single-move bioclimatic pergola, because with its adjustable louvres it offers both the shade-sun balance and rain protection in one system. Equipping all three villas with the same system provided both visual integrity and ease of maintenance.

The essence of a bioclimatic pergola is the motorised rotating aluminium louvres. When the louvres close, the EPDM gaskets form a watertight roof and rain is drained in a controlled way through the gutter system; when they open, the sky becomes visible and the heat building up in hot weather rises for natural ventilation. In the single-move model the louvres tilt in one direction; this is both economical and sufficient for wide, flat terrace areas. The terrace geometry of the Ünal Kablo villas suited this system very well; the one-directional tilt of the louvres eased the drainage of water outward rather than toward the villa and created a plain, modern roof look. The louvre angle is steplessly adjusted by remote to control the amount of shade according to the time of day and the weather.

In each of the three villas, custom sizing was done according to the terrace dimensions and column layout. The load-bearing columns of the bioclimatic pergola were designed with internal gutters to conceal the drainage; so rainwater was directed from inside the columns to the ground without a visible pipe. The louvre motors were chosen from silent, long-lasting tubular motors, and the control system was set up to be integrable with the villa's smart-home infrastructure.

Project Details and Process

After the bioclimatic pergolas were completed, a need that emerged during use became clear: the pergola provided perfect protection from above, but the wind from the sides and the low evening sun occasionally limited the comfort of the terrace. As a solution, zip screen systems were integrated into the project. A zip screen is a vertical screen system where the fabric locks into the rail at the edge and does not flap in wind; closing the sides of the pergola, it controls wind, insects and privacy. Choosing the pergola and zip screen in the same colour and line made the two systems look like a single whole. This second phase was completed in just 1 week thanks to the existing infrastructure.

The project started with a detailed survey: each villa's terrace was measured, the load capacity of the column points was evaluated and the drainage routes were planned. Production was carried out in GlobalTente's own manufacturing infrastructure, in sizes specific to the three villas. During installation, the process was accelerated by working simultaneously and coordinated across the three villas; fixing the columns with chemical anchors, levelling the louvre system and carrying out water tests were conducted meticulously. The turnkey approach let the customer work with a single point of contact and take single-source responsibility at every stage of the process.

Working at three villas required careful planning in terms of logistics and coordination. Each villa's terrace was of a different size and orientation; so a separate louvre angle and drainage layout were made for each. Çavuşbaşı's wind-exposed location brought up the need for zip screens; this required the project to be flexibly extended with a second phase. GlobalTente made this extension fast and smooth by leaving the infrastructure suitable for zip screen integration in the first phase. The water tightness was verified at all three villas with controlled water tests after installation.

When the project was completed, the terraces of all three villas had become sheltered, sleek living areas usable all twelve months of the year. In summer the louvres are opened for natural ventilation and a shade balance; on rainy days they are closed to keep the terrace dry; in the evening the zip screens are lowered for a wind-free, private seating area. The modern aluminium line of the bioclimatic pergola integrated with the villas' contemporary architecture and added aesthetic value. The customer experienced consistent quality and fast delivery at all three villas; this made the project a reference work in GlobalTente's residential applications.

The main reason for choosing a bioclimatic pergola in this project is that it combines several functions in one system. While a fixed sunshade only provides shade, a bioclimatic pergola steplessly controls the amount of shade according to the time of day by adjusting the louvre angle. In the cool early hours the louvres are opened to let the sun in; in the midday sun they are closed for shade; in the evening they are fully opened for a starry-sky view. When rain starts the louvres close and the terrace instantly becomes a dry volume. This versatility provides a level of comfort that a fixed awning or a simple canopy cannot offer. At the Ünal Kablo villas, this feature made the terraces usable safely not only in summer but also in the variable weather of spring and autumn. The high reflectivity of the aluminium louvres also reflects the summer sun's heat back, keeping the area beneath noticeably cool.

The value of the project emerges in the terrace being usable in different ways throughout four seasons. In summer the louvres are partly opened for both shade and natural ventilation; hot air rises between the louvres to be exhausted and the air-conditioning need under the terrace drops. In spring and autumn, variable weather is when the bioclimatic pergola is at its strongest: the louvres open when the sun comes out and close in sudden rain; the zip screens cut the cool wind to keep the terrace comfortable. In winter, when the louvres are closed and combined with the side zip screens, adding a heater turns the terrace into an area usable even in cold weather. This scenario let the outdoor space at the villas be used as a living area not just for a few months of the year but for almost all of it.

The Beykoz region where Çavuşbaşı is located has Istanbul's green, humid microclimate close to the Black Sea; this means sudden rains, humid winds and variable weather. In this climate an open terrace stays idle for much of the year. The bioclimatic pergola and zip screen combination was chosen precisely to respond to these climate conditions: while the pergola cuts rain from above, the zip screen keeps the humid wind and coastal insects out. Solving the drainage with concealed gutter columns let the terrace dry quickly even in heavy rain. In this respect the project is a concrete example of making an outdoor space usable year-round in Istanbul's demanding microclimate.

The systems delivered to the villas were designed with low maintenance needs. The aluminium construction and electrostatic powder coating do not rust or fade even in this region close to a sea climate; this is a critical choice for longevity. Maintenance of the bioclimatic pergola consists of cleaning the louvres and gutter channels once or twice a year and checking the motor and gaskets. For the zip screen, cleaning the side rails and reviewing the fabric is enough. GlobalTente provided post-delivery maintenance guidance and service support, ensuring the systems work with first-day performance for years. This low maintenance burden was an important advantage for the customer in a multi-villa application.

Running the project turnkey was central to the customer experience. Managing the survey, measurement, production, installation and test stages from one hand provided consistent quality and single-point-of-contact assurance at all three villas. The customer worked with a single team at every stage, without carrying the burden of coordinating between different suppliers. The fast integration of the second phase (zip screen) was also a result of this holistic approach: thanks to the suitable infrastructure left in the first phase, the additional system was added to the existing pergola smoothly. The turnkey model offers a decisive advantage in both time and quality, especially in multi-unit and multi-phase projects.

In luxury villas, an outdoor system must be not only functional but also in harmony with the architecture. In this project, the colour of the pergola and zip screen profiles was chosen to match the villas' joinery and façade line, so the systems look like a natural part of the structure rather than an add-on. The slim profile design created a modern, plain roof line without blocking the view from the terrace to the sky. Using the same colour and line at all three villas created visual consistency as a whole. Lighting options that can be integrated into the pergola structure for evening use were also evaluated, so the terraces could be used elegantly at night too. This aesthetic care turned the project from just a protection solution into a design investment that increases the villas' quality of life and value.

The Ünal Kablo Villa project is a strong example of how a bioclimatic pergola and a zip screen together form a complete outdoor solution. When sun-rain-ventilation control is provided from above with the bioclimatic pergola and wind-insect-privacy control from the sides with the zip screen, a terrace fully becomes a four-season-livable outdoor room. The project's multi-villa nature demonstrated GlobalTente's scalable, coordinated project management capability; its two-phase layout showed its flexible approach adapting to the customer's needs.
